Turnkey rentals aren't truly passive.
After building a turnkey business, Dani realized rental properties weren't the passive income people assume, and that her private-money lenders were far happier than her turnkey investors. That pushed her toward becoming a fund manager and syndicator.
Needs-based real estate is the focus.
Freedom Family's three core assets — senior housing, multifamily, and self-storage — are chosen because people always need housing, seniors need care, and storage keeps performing. A chaotic first apartment deal ("drugs, thugs, and bugs") became a home run and a major learning curve.
Character comes before the deal.
Dani vets the person before the numbers. Her advice to investors: always ask an operator about their worst deal and what happened to the investors — because how someone behaves when things go bad reveals their character.
She takes the loss to keep trust.
On a duplex that lost $70,000, Dani paid her private lender back in full, including interest, rather than negotiate. On a larger apartment deal, she took over operations rather than let investors absorb a loss — "I care that I pay my investors back."
The Five A's frame every decision.
Alignment (is the GP invested alongside you?), Assumptions (is the deal stress-tested?), Ability (track record in that asset class and market), Accountability (reporting and communication when things get rough), and Adversity (character and trust).
Don't invest in what you don't understand — and start small.
Without understanding, you won't have the conviction to hold when things get tough. Over 90% of Dani's investors started with the minimum to test the relationship, then increased as trust grew. Don't chase the highest projected return.
Aim for return on life, not just ROI.
Dani warns against a "financial junk drawer" of scattered investments made in the name of diversification. Give every dollar a job — income, growth, or liquidity — so your money delivers peace of mind, not just a number.
